Response to a comment from Trulia re The Villages Real Estate

The comments box wasn’t large enough so I needed to write a blog post instead!

This is the original question:

“How can I find out what agents or agencies sell the most homes in the Villages?
Asked by Russ, 40222″

Sorry for the novel Russ, but I hope it helps 🙂

Now this is SUPER interesting as I actually pulled some recent statistics for a campaign that we are about to start doing.

It all depends on whether you are asking who as a COMPANY sells the most homes OR who sells the most PER AGENT…..

Remembering that lots and lots of people “do real estate part time” – personally I believe that the PER AGENT statistic is far more relevant..

Also remember that the majority of Brokers are only interested in having as many agents as they can so they can “look” the largest….. That’s not my strategy and to me doubling agent numbers actually means that the amount of time a broker can spend with an agent just halved!

Here is the data collected on 4/26/13 from MFRMLS for Zip Codes 32159, 32162 and 34491 (including Stonecrest because many people buy there and also in The Villages so it’s a good market to cover).

Realty Executives
* Number of Agents with their licenses with the company – 47
* Number of current listings active or pending – 98
* Number of listings PER AGENT – (also look at this as how many opportunities agents have to meet prospective buyers and sell them other homes in portfolio) –> 2.1 <–

RE/MAX Premier
* Number of Agents with their licenses with the company – 73
* Number of current listings active or pending – 175
* Number of listings PER AGENT – (also look at this as how many opportunities agents have to meet prospective buyers and sell them other homes in portfolio) –> 2.4 <–

ERA Tom Grizzard
* Number of Agents with their licenses with the company – 114
* Number of current listings active or pending – 39
* Number of listings PER AGENT – (also look at this as how many opportunities agents have to meet prospective buyers and sell them other homes in portfolio) –> 0.3 <–

Foxfire
* Number of Agents with their licenses with the company – 148
* Number of current listings active or pending – 59
* Number of listings PER AGENT – (also look at this as how many opportunities agents have to meet prospective buyers and sell them other homes in portfolio) –> 0.4 <–

Coldwell Banker All Village

I just want to say here because I have the UTMOST respect for Ira Miller that he has the majority of the ones in the list above haha and he is an amazing agent, in fact I’d love it if he worked with E&V haha.

I strongly believe it is not about being THE BIGGEST and having the most agents some running around the place part-time doing not a lot.

To me, my brokerage and all of the 500 offices around the world are build on this basis.

“There are only a certain number of seats in First Class, so make them count”

In a short answer to your question, I personally would be looking at the PER AGENT statistics as really you’re not hiring the company in 99% of these situations, you’re hiring the individual agent…..

I hate doing “plugs” but at E&V we all work as a team. We pass leads between us, we show each others properties, our office concierge is there for YOU the seller……

Plus we don’t tell you when to do things – you book your own appointments with us – http://meetme.so/AlistairPowell

Hopefully that helps answer the question 🙂

For agents out there who have been reading this, have a think about this which a good well connected colleague of mind said today:

“If you’re an agent struggling on your own to generate leads then maybe you aren’t working for or connected to the right broker. A good team leader / broker feeds their staff. At night they are going to bed knowing they provide for the people and agents who work for them”
